Our Objective: Mitigating Project Impacts
Proposed Campbell Technology Park

We know the redevelopment isn’t going to be stopped—and the number of housing units likely won’t be significantly reduced. The City is under pressure to meet its housing goals and would actually prefer even more units. The Developer has already scaled the Project to make it marketable.

Our focus is on mitigating the impacts of this Project.

We need the Environmental Impact Report (EIR) to thoroughly analyze traffic, parking, vehicle loading/unloading, pedestrian and bike safety, and propose real solutions. The City must commit to implementing or requiring these mitigation measures.

We're asking for:

  1. Protection for local businesses—so they can continue operating without conflicts from new residents.

  2. Safety on E. and S. McGlincy and in the Campbell Village Neighborhood—keeping local streets from becoming overcrowded or dangerous.

  3. Ongoing access to Edith Morley Park and the Community Garden—for everyone in the community.

  4. A pedestrian/bike bridge across Hwy 17—or at least preserving the option to build one in the future.

  • The Campbell Technology Park is set to be demolished and replaced with a high-density residential development of 290 units—27 single-family homes and 263 townhomes/condos, not including ADUs. The plan includes 718 parking spaces (580 in garages, 138 in-tract).

  • The Project is expected to generate 1,368 additional daily vehicle trips on McGlincy, including over 100 trips during both morning (7–9 a.m.) and evening (4–6 p.m.) peak hours. This increase raises serious concerns about safety due to potential conflicts between vehicles and children, pedestrians, cyclists, and scooters.

    Other key impacts include:

    • Increased traffic and safety risks in the Campbell Village Neighborhood

    • Strain on local businesses from traffic congestion and resident complaints

    • Loss of parking for Edith Morley Park and the Community Garden

    2. Comment on the Draft EIR during the 45-day public review.

    3. Speak up at upcoming Planning Commission and City Council hearings.
